📝Applicant’s Reason for the Request
According to the property owner, the rezoning is intended to:
- Provide much-needed housing options for Highfill and the Northwest Arkansas region.
- Develop the property with townhomes and duplexes, offering more diverse and affordable housing.
- Support the area’s growth near XNA and meet the demand for workforce housing.
- Align with existing zoning in the area, as nearby land to the south is already zoned R-3.
The developer has stated they will:
- Incorporate transition features and buffering to minimize impacts on nearby rural properties.
- Meet city requirements for street improvements and traffic considerations.
- Ensure high-quality architectural design and compliance with sign ordinances.
